Emira Property Fund Ltd is a real estate investment trust that focuses on multiple sectors, namely office, retail and industrial, with a new element of residential. The company has a property portfolio of predominantly South African assets with growing component of offshore assets in Australia and the USA. As of 30 June 2023, Emira's direct South African portfolio comprised 71 properties with a combined value of R9.67bn and a total gross lettable area of 762,779 square metres and 1,298 tenants. This portfolio of properties is diversified across the retail, industrial, office, and residential sectors, which it segregates between the Commercial Portfolio (the retail, industrial, and office properties) and the Residential Portfolio (the residential properties). The Residential Portfolio includes the properties of Transcend Property Fund (“Transcend”), a specialist residential property company owned by Emira which is focused on value-oriented suburban units. Property management services are outsourced to Broll Property Group (Pty) Ltd, Feenstra Group and Swish Property Group. Emira’s only remaining indirect investment is the portfolio of investments in the United States of America, being equity interests in 12 grocery-anchored power centres, held together with its US-based partner, The Rainier Companies.
